  • Every rent estimate with the three lets that made it, kept against the property. Most bad offers are made on a rent nobody checked: the agent's figure, or a portal average for a postcode that includes the wrong side of the tracks. Working the estimate from three lets in the street, per square foot, and keeping them against the property is the decision, and it is the one most investors make once and then forget.
  • The area figures the deal was read against, filed with it. A yield map read in March is a different map by September. Filing the area figures the deal was appraised against, with the date they were read, is what lets an investor see whether the deal or the area changed, and it is what makes the next deal in the same postcode start from something.
  • Every offer made and its outcome, so a property seen twice is seen once. A house rejected in March comes back in June at a different price with a different agent, and the investor prices it again from scratch. Keeping the appraisal and the offer against the property, with why it was passed on, is what turns a hundred listings a year into a record rather than a memory.

The free worksheet here works the figures an investor already has from the portal: the monthly rent and the floor area of three comparable lets in the street, and the floor area and asking price of the target. From those it gives each comp's rent per square foot, the average across them, the spread between the dearest and the cheapest, the estimated monthly and annual rent for the target at the average rate and at the two extremes, and the asking price per square foot. It runs on your comps rather than a published average, and it prints for the file.
