Turndownly

The maintenance and procurement record for the hotel's engineering team: rooms, assets, work orders, the PM round and the purchase order, nothing guest-facing

Introduction

The hotel maintenance software that plans the round, works the order and keeps the property's record

Hotel maintenance software for the engineering team of an independent hotel or a small group: the chief engineer, the maintenance manager and the general manager who keep every room and asset on a preventive cycle, clear the work orders the front desk and housekeeping raise, and buy parts and consumables by purchase order against a par level. Two worksheets do the arithmetic on the page from your own rooms, cycle, minutes, hourly cost, occupancy, usage and days of cover: the PM planner and the par-stock order. Free, no account. Pro keeps every room and asset with its work orders, PM rounds, parts and purchase orders against the property and exports them. Nothing here touches a guest, a booking or a rate.

Built for the engineering office, on purpose

Turndownly is not a property management system, a booking engine, a channel manager, a point of sale or a marketing agency, and it is not going to become any of them. Every figure on every worksheet is there because someone running a hotel's engineering team needs the round's hours, the order's quantity and the cost of both to be right before the month starts.

Plan the round. Work the order. Keep the property's record.
  • PM hours and cost from rooms, tasks and minutes. 120 rooms on a quarterly cycle at 45 minutes a task is 480 PM tasks a year, 30 hours a month and $960 a month at a $32 loaded hourly cost, worked on the page before the month starts, with the share of the team's hours it takes beside it.
  • The par-stock order from occupancy, usage and days of cover. 120 rooms at 70 occupancy using one unit a night is 2,520 units a month; a 30-day par is 2,520 units, and with 800 on hand the order is 1,720 units, $1,462 at 85 cents each. The quantity and the cost, before the supplier's form is opened.
  • Every asset, work order and purchase order against the property, exported when asked. Work orders with the part they used and PM visits with the engineer who signed them file themselves against the room or asset, so the question from the brand auditor or the insurer has the sheet to hand. Everything exports.
The free tools

Both worksheets on this site compute on the page, free, with no account and no trial clock. The free version is the whole calculation; the paid plan is about keeping it: every room and asset with its work orders and PM history, every part with its par level and every purchase order with its supplier, price and delivery, on one record per property.

  • Hotel maintenance software: the PM planner: Plan the PM round: rooms, tasks per room a year, minutes per task, the loaded hourly cost and the team's hours into PM tasks a year, PM hours and cost a month and a year, and the share of the team's hours the round takes.
  • Hotel procurement software: the par-stock order: Work the par-stock order: rooms, occupancy, units per occupied room a night, the unit cost, the days of cover and the stock on hand into units used a month, the spend, the par level, the order quantity and its cost.
Turndownly Pro

The worksheets are free forever. Pro turns them into the record: every room and asset with its PM round dated and signed off, every work order from raised to closed with the part it used, every purchase order against the supplier and the par level, your property's name on the paperwork, no watermark, and an export when the owner, the brand audit or the insurer asks. Turndownly Pro is $25 per user per month, billed monthly.
