The record of a let, kept properly
Lettza is for the person who runs the let: the landlord with a handful of doors and the small management or association company keeping a few hundred units for their owners. The worksheets on this site are free and produce the paperwork a tenancy actually needs, worked from your own figures. Lettza Pro keeps what is behind them: every property and unit, every lease with its dates and its rent, the rent charged and the rent received, the arrears, the work orders, and the documents filed against each tenancy.
What Lettza Pro adds
The worksheets stay free. Pro is the record behind them: every property and unit, every lease with its dates and its rent, the rent charged and received against each tenancy, the arrears that carry, the work orders, and every document rendered from that record with your own name on it.
Lettza keeps the three things a let is actually made of, and renders the paperwork from them
- Every property and unit, with the leases against it. A portfolio is not a list of addresses, it is a list of units each with its own lease, its own rent and its own history. Lettza keeps them that way, so a question about one unit does not mean reading a whole spreadsheet.
- Every lease with its dates, its rent and its documents. The lease is the thing everything else refers back to: what was agreed, from when, at what rent, with which addenda. Keeping it as a record rather than a file somewhere means the renewal, the rent change and the reference letter all start from what was actually signed.
- What was charged, what landed, and what is still owed. Rent is a ledger, not a number. Lettza keeps every charge and every payment against the tenancy that owes it, so the arrears figure is produced by the record rather than worked out again by hand each month.
Lettza Pro
A worksheet answers the question in front of you and forgets it. A let does not forget: the lease has dates, the rent falls due every month, the arrears carry, and the work order raised in July is the one the owner asks about in October. Lettza Pro keeps every property, unit, lease and tenant, the rent charged and received against each, and every document rendered from that record rather than retyped into it. Lettza Pro is $49 per month for every property you manage, billed monthly.
