Every figure on every sheet is there because someone answering for a handful of buildings needs the utilisation, the cost per square foot, the backlog and the replacement fund to be right before the next budget round.

  • What the empty desks are actually costing. 180 desks with 108 occupied on an average day is 60% utilisation, 72 empty desks, and $168,000 a year of the $420,000 running cost carried by space nobody sits in. At this occupancy 5,600 of 14,000 square feet could be released, which is the figure a lease renewal turns on.
  • What a square foot costs once everything is counted. $260,000 of rent and rates, $68,000 of utilities, $54,000 of maintenance and $38,000 of services is $420,000, which is $30 a square foot and $3,500 a person. Rent is 62% of it and fixed until renewal; the other $160,000 is the part you can actually act on this year.
  • Whether the backlog is being cleared or is quietly growing. 340 open work orders at 2.5 hours each is 850 hours. Three technicians at 30 productive hours give 90 a week against 112.5 hours of new work arriving, so the backlog grows by 22.5 hours a week. Holding it steady takes 3.75 technicians and clearing it within a year takes 4.29.
