FMlane is not a desk-booking tool, has no space planner and no cleaning roster, and it is not going to get them. Every figure on every worksheet is there because someone keeping a building running needs the index, the backlog and the cost of the year's preventive work to be right before the budget is signed.

  • The condition index from the backlog and the replacement value. A $1,200,000 backlog against a $15,000,000 replacement value is an index of 8%, $10 of backlog on every square foot, and four years to clear at $300,000 a year, worked on the page before the number goes in front of the board from memory.
  • A year of preventive work priced from the assets, the hours and the rate. 150 assets on a quarterly schedule at an hour and a half a task, $45 an hour and $20 of parts is 600 tasks, 900 hours and $70,500 with the contractor visits in, $470 an asset. The interval is yours; the worksheet turns it into a budget line.
  • Every work order filed against the asset it was raised on. Buildings, assets and their condition, the work order and every visit with who did it and when file themselves against the asset, so the question about the boiler's last service has the sheet to hand. Everything exports.
