Termslane

The lease, the partnership and the services agreement worked as numbers first, for small businesses writing their own, and nobody else

Introduction

Free lease agreement template, partnership and services agreements: the terms worked first, the document second

Termslane is agreement software for the small business that writes its own: the lease a small landlord signs, the partnership a founder puts to paper, the services agreement a consultant sends, the NDA before the conversation. The worksheets on this site work the terms as numbers before a word of the document is written: rent, deposit, proration and the notice date; capital, ownership shares, profit splits and a buyout at a valuation; fees, deposit, milestones and the late charge on an overdue invoice. Free, on the page, no account. The paid plan keeps every agreement with its counterparty, its terms and its versions, generates the document from the terms and exports it.

Built for the numbers inside an agreement, on purpose

Termslane is not a law firm, a document library with ten thousand templates, a lawyer-finder or an e-signature suite, and it is not going to become any of them. Every figure on every worksheet is there because someone writing a lease, a partnership or a services agreement needs the rent, the shares and the fee to be numbers before the clause that carries them is written.

Work the terms. Generate the document. Keep the record.
  • Rent, shares and fees as numbers before the clause is written. A lease at $1,800 a month starting on the tenth of a thirty-day month is $1,260 prorated and $3,060 due at signing with one month's deposit; three partners at $60,000, $30,000 and $10,000 hold 60%, 30% and 10%; a services fee of $150 an hour for 80 hours is $12,000 with a $3,000 deposit. The worksheets turn your figures into the terms.
  • The agreement generated from the terms, not typed around them. The worked figures drop into the clauses that carry them: the rent and deposit clause, the capital and distributions clause, the fee schedule and the late-charge clause. The document says what the worksheet says, with your name and logo on it, and a change to a figure is a new version rather than a search through a draft.
  • Every agreement against its counterparty, with its dates. Which lease renews in March, which partner holds what share after the second capital call, which client's fee schedule has a milestone due: Pro keeps every agreement against the tenant, partner or client it was signed with, with the terms, the versions and the dates, and exports it when the accountant or a buyer asks.
The free tools

All three worksheets on this site compute on the page, free, with no account and no trial clock. The free version is the whole calculation; the paid plan is about keeping it: every agreement against the counterparty it was signed with, the terms it was worked from, the versions as they change, the document generated from those terms, and an export when the accountant or the buyer asks.

  • Free lease agreement template: the terms worked: Work a lease from rent, deposit, term, start date, late fee and notice into the prorated first month, the money due at signing, the total lease value, the late fee and the notice date.
  • Business partnership agreement: shares and buyout: Work a partnership from each partner's capital into ownership shares, the split of a year's profit, and the buyout of one partner at a valuation.
  • Services agreement: fee, deposit, schedule, late fee: Work a services agreement from a rate and hours or a fixed fee, a deposit, milestones, payment terms and a late rate into the contract value, the deposit and balance, the payment schedule and the late charge on an overdue invoice.
Termslane Pro

The worksheets are free forever. Pro turns them into the record: every lease, partnership and services agreement kept against its counterparty with the terms and the dates, the document generated from the worked terms with your name and logo on it, no watermark, versions as the deal changes, and an export of the lot. Termslane Pro is $12.41 per month for the whole business, billed monthly.
